This essay is intended to discuss the target and significance, main forms, strategy and operation patterns of rural residential area land re-arrangement. The paper takes Shunyi district, Beijing Municipality as a case, which locates at the metropolitan outskirt and is economically developed. The paper expresses its view that market mechanism is a feasible pattern. It is a fully new development pattern of the rural real estate and it is also an innovation in the rural residential area land consolidation.

目前,土地整理已经成为我国土地管理中的热门话题,也是社会广泛关注的问题,农村居民点整理则是农村土地整理中的重要内容。本文以经济发达的大城市郊区———北京市顺义区为例,分析农村居民点整理的目标、意义、主要形式以及农村居民点整理的策略模式和运作模式。最后得出结论:在经济发达的平原型大城市郊区,市场运作模式是农村居民点整理的可行模式———这是农村房地产开发的创新模式,也是农村居民点整理的创新模式。
