In this paper, by writingup the added value with a widen approach,including some omitted items, the author conclude that the real ratio to GDP is approximately twice of the data released by statistic bureau. Thus, the paper draws the conclusion that the real estate has become one of the pole industries in Shanghai. Moreover, this paper foresees the prospect of the real estate and also points out some urgent problems, such as the reform of the stateowned developer, improved and integration of the specialized service, deep development of real estate finance, and etc.

上海房地产业已具备产业发展潜力大、产业关联度广、附加值高、产业生产率上升等作为支柱产业的一些特征。但由于统计惯例和一些统计口径的问题 ,房地产业增加值占GDP的比重被严重低估。本文在对统计数据进行再处理的基础上 ,推算出实际可能的房地产业增加值占GDP比重 ,大约是官方统计数据的两倍。上海房地产业的支柱地位已经确立。此外 ,本文对房地产业的发展作了积极的预测 ,并指出房地产业健康发展所面临解决的问题 ,如国有房地产企业的改革 ,优化组合中介服务业、进一步发展房地产金融等。

Comparing the possibility of state-owned real estate enterprises' indirect listing——buying shell for listing, we finds that buying the shell for listing has a lot of advantage, which is helpful to the animation of the market. Buying shell for listing possibly form a “double win " situation which will promote deepening reform of state-owned enterprises and strategic restructure of national economy and so on.

当前正是国企改革攻坚的关键时刻,对于国有房地产企业来说,也正是将经营方式从生产经营型向资本经营性转变的时候。房地产企业直接上市已难以成为房地产证券市场发展的主流,因而房地产企业间接上市成为房地产证券市场的重要方面。结合国有房地产企业论间接上市——买壳上市的可能性,发现买壳上市在证券市场上具有多种优点,从而有利于市场的活跃,买壳上市有可能形成“双赢”局面,可以推动国企深化改革,促进国有经济实现战略性重组等等。
