Abstract The income capitalization theory plays an important role in the discipline of property valuation.Although it is sound at a number of points and has made contribution to the development of the property valuation industry in China,the current mainstream income capitalization theory in property valuation in China contains defects which prevent it from becoming a correct and effective guide to practice.This paper is to revise and compliment the mainstream theory by introducing a new capitalization theory,which solves,in particular,the problems on capitalization rate,capitalization methods and valuation of state offered leasehold interest in land.

How to separate certain intangible property value from the comprehensive intangible property is a problem in property valuation practice. This thesis puts forward a practice method to resolve this problem based on the principle of Analytical Hierarchy Process (AHP). The author applies this method in some important intangible property, whose results have been accepted by some enterprises and government departments.

无形资产评估中经常采用超额收益折现来确定其评估价值,在许多情况下,我们得到的超额收益往往是由多种无形资产共同作用产生的,即确定的是组合无形资产价值。如何从组合无形资产价值中分离出待评各种无形资产的价值,是无形资产评估中比较困难的问题之一。本文根据层次分析法原理,提出了解决这个问题的一种实用方法,介绍了它的基本思路,建模方式及务实操作,并给出了分析案例。作者曾利用这一方法在国内一些比较重要的无形资产评估中进行了试用,取得了比较好的效果。文中介绍的方法,对先确定整体无形资产价值,再分割确定各单项无形资产价值同样适用。诚然,这种方法在理论和应用上还存在一定缺陷,但作为应用系统分析方法来解决资产评估中的一些疑难问题,加强评估的科学性上是一种有益的探索。
